An examination of a building's condition can be commissioned for a variety of reasons and undertaken and presented in many different formats. At CPW Surveyors, we sit down with our clients to fully assess individual needs and tailor the survey report to meet your specific requirements and budget. You can be assured that the knowledge and experience on offer will provide an accurate picture of the state of a building and communicate this clearly within a report including all the pertinent information relating to your property.  There are a range of surveys that we can offer for a range of building types, from a brief overview to a more extensive and detailed full building survey, as follows:

 

Overview inspection: Not as detailed as a full survey, but nonetheless, it provides summary advice and an overall opinion on the building condition. This type of survey can be used as a guide as to future refurbishment or repairs work on a building or for a high level strategic proposal on a buildings future.

 

Full Building Survey: This type of survey provides a detailed analysis of a property, focusing on each element of the building.   The survey will report on the construction where established, defects identified and recommendations for remedial works or maintenance.  The report is presented as a written narrative with annotated photographs to assist. The reports can also be supplemented with other specialist reports including asbestos or drainage surveys. The survey will assist a client in the decision making process of a purchase. It is sometimes known as technical Due Diligence Survey.

 

Schedule of condition: When taking on a building lease, it is best practice for a tenant to draw up a schedule of condition. This type of survey provides a record at the commencement of the lease as to its condition and tenants repairing liabilities. The report will highlight particular issues which can be used in your negotiations with the landlord prior to occupation. The Schedule can also help at the termination of a lease. The detailed schedule includes descriptions and a condition assessment, sometimes room by room with photographs. Having the report to hand will minimise any disputes and concerns and will save you money certainly over the lifetime of the lease.
